What to Expect
At first glance, the changes to Long Beach’s short term rentals seem overwhelming. But we’ll go through each section together to figure out what the ordinance means for you and your future Long Beach property rental endeavors.
Living in the Area
Having chosen Option 2 in the proposal, Long Beach now requires for the host to have lived in their primary residence for at least 60 days. If you rent out a second home in Long Beach but live in a primary residence outside of Long Beach, that’s no longer allowed.
You’re allowed to rent out a maximum of two secondary homes. This maximum goes up to 3 if one of the homes you’re renting is your primary home.
It’s not possible to rent out your home for huge amounts of people as that creates a lot of stress and noise for your neighbors. To cut back on this, there’s a maximum of 10 people allowed at one time per short term rental. Anything more is not allowed.
If you’re staying in the residence alongside your guests, there’s no limit to the length of their stay. However, if you are not there, the guests are only allowed to stay for up to 90 days without a host.
Transient Occupancy Tax
Short term rentals now need to register with the city before they’re approved. They’ll also have to pay a 12% transient occupancy tax on all collected rent. This is the same tax given to traditional hotels in the city.
Several factors come into play when renting out a home. To start, you’ll need to maintain property insurance of at least 1 million dollars.
It’s also necessary to make a map showing all the safety features of the home. These include things like fire extinguisher locations and clear exits in case of emergency.
Guests are no longer allowed to use the rental as a place for large parties or events. On top of this, no loud noises between 10 pm and 7 am. It is the host’s responsibility to inform the guests of these rules before their stay.
If there are 3 infractions during a 12 month period, the host’s registration is no longer valid. This penalty lasts for another 12 month period.
